Your future residents get their answers the same evening, with their viewing already booked
What the rent includes, the minimum stay, the free rooms, the viewings: a KernChat assistant answers from your house guide, in the applicant's language, and leaves you a booked viewing with an application already described.
A conversation, as your customers would see it
Candidates write in the evening and at the weekend: what is included, the duration, the visits. The assistant answers with your guide and books the visit.
What remains
- What is included, the duration and the visits come from your guide.
- A scheduled visit and an identified candidate, with her conversation.
- The room that frees up: the assistant reads your availability in your tool.

Applicants write in the evening and at weekends, often from abroad, and ask the same questions: what the rent includes, the minimum stay, the move-in date, the viewings. An answer that arrives on Monday morning often arrives too late: the applicant has already viewed somewhere else.
What the assistant changes for you
- Initial questions are answered straight away. Charges, internet, cleaning of the shared spaces, insurance, length of the contract: the assistant answers from your guide and cites the section it used
- Viewings are booked without back and forth. The assistant offers your slots, takes the name and number and, at the Connected collaborator level, creates the viewing in your calendar
- You know about each applicant before they arrive. Move-in date, intended stay, budget, what matters to them: you read the conversation before the viewing
- Applicants from far away are served in their language. The assistant answers in English, French or Dutch from the same guide
- Residents get their answers too. The same guide answers questions after move-in (house rules, waste, guests), and a problem in the house goes to your team
The questions your applicants and residents ask most
The assistant answers from each house's guide. Questions about a specific contract go to your team.
- What exactly is included in the rent?
- What is the minimum stay?
- Can I arrange a viewing in the evening or at the weekend?
- Is there a room available from next month?
- Are couples or pets allowed?
- How does the rental deposit work?
- Can I register this as my official address?
- How do I report a problem in the house once I have moved in?
What to gather for a first version
- The residents' guide: what is included, the house rules and the services
- Each house's page and availability by room
- Your viewing and application rules
- The terms for the contract, deposit and address registration, as you explain them
- The replies you already send by e-mail to applicants from abroad
What the assistant does not do
It does not choose residents or sign anything, and only shares the information about the rental deposit in your guide. A question about a resident or a conflict in the house goes to a person on your team.
Where to start
The residents' guide, the page of each house and your viewing rules are the usual starting point. Set-up is done in four steps. If you also manage ordinary rentals, see the page about property management; everything the assistant can do is described in the features.
The level that usually fits
In this sector, most organizations start at the Connected collaborator level. The one-hour audit confirms it or suggests another.
